The main purpose of the role is to ensure that the reactive fabric related building repair works and associated Facilities Management support tasks are completed in an efficient and effective manner and to the agreed service level agreements. 

It is imperative that the post holder is a team player and able to provide cover across a geographical area and work as part of a highly customer focussed team.

 

 

Main Responsibilities:

To work unsupervised in carrying out all aspects of building fabric maintenance, including minor plumbing, carpentry, masonry, glazing, decorative work, plaster patching, routine replacement of lamps, tubes and ancillary equipment and winter maintenance snow removal and gritting. 

To comply with statutory regulations, carry out dynamic risk assessments and work with Health and Safety policies and guidelines at all times so that a strong safety culture is maintained. 

To assist in monitoring the safety and quality of work carried out by suppliers and contractors. 

To report to the Helpdesk all required repair work which is beyond the competence of the post holder. 

To carry out remedial work following a range of building surveys/audits and working as part of a team. 

To respond to emergency callouts to repair or organise further work to rectify faults, as and when they occur. The ability to organise and prioritise his or her own workloads and meet deadlines through exercising his or her own judgement and decisions. 

To carry out weekly and monthly statutory testing and safety checks. 

To be responsible for the disposal of waste paper, confidential documents including recycling. Ensure all paved areas are clear of litter and smoking and litter bins are emptied. 

To provide updated and timely information for the Computer Aided Facilities Management System (CAFM) so that accurate records and building details are maintained. 

To undertake other duties commensurate with the nature, level of responsibility and grading of this post, as required. 

 

Knowledge:

Formal qualifications in building related work to include one / a number of the following: Painting, decorating, roofing, plastering, tiling, flooring, joinery, masonry, basic plumbing, welding and general repair / maintenance work, or time served experience in one / a number of the above skills including general repair work. 

 

Experience:

Experience in the practical application of Health & Safety legislation 

Experience of building fabric related works.

 

Key Skills:  

Exceptional customer focus and service skills. 

ICT competent in the use of Microsoft applications

 

 

Special Conditions:

Occasional weekend working

Regular travel throughout Warwickshire

Required to wear a uniform

Full and clean driving license 

Frequent Physical Effort required:

Manual handling of equipment / furniture. Completion of building fabric repair works.

Unpleasant Working Conditions:

Potential exposure during plumbing and drainage works.

Working outside in inclement weather conditions.
